How are your home selling efforts going?
I just wanted to give you all an update on our home selling situation. We started as a FSBO but within the last 3 weeks decided to use a traditional agent.
We have had two showings so far and are pretty convinced this house may not sell. So, as it stands we are in the process of figuring out a plan B.
I hope you all are having better luck.

I FSBOd for a month, then listed with my friend. We cut the price $30,000 over three weeks. We close Wednesday. The market is slow, but active here. Mortgages tend to be what slows it down.
I cannot wait to get out of this area (northern NJ). Lousy place to raise a family, IMHO, unless you are wealthy - and then you do not live wealthy unless you are super wealthy. Off to northern FLa - home of decent rentals, great grocery shopping, and the three bs - Bible, Boating, and Bikers.

McMama,
That is fantastic news! Congrats..... Maybe I will have some good news in the next month or two. Any prayers you could offer would be appreciated.

We're hoping to list this week. DH is finishing up some last minute details today and tomorrow.
Once the place gets cleaned it's on the market! Not a moment too soon, either, because we've already moved into our new place so we have two mortgages until we're able to sell our old place!

Well, we just dropped another 20,000 and are hoping that might be the price to at least see some activity. We are not sure that is even going to get this house sold. The prices are still dropping rather significantly here. We are doing our best to stay hopeful and encouraged.

It is difficult. I did not expect to lower the price as much as I did. A friend who is a realtor in my previous area tells me that now, no one is attending open houses. There is still a lot of inventory, and no one is looking. In the summer, you used to get at least 4 or 5 curious people. Now, nothing. She thinks I may have gotten out in time. That is northern NJ. I am now renting in FL, where everything is for sale. As soon as I am back on my feet, I will go hunting again, maybe even buy the house I am in. Depends on what is out there.
Most of the interest in my house came from my realtors own website - she has great seo placement, and the price attracted investors and buyer agents who needed their clients to get real about what they could afford.
Later I will post the odyssey of moving to Florida, and going back north two days later to attend my older son's wedding and take the younger one to reporting in day at the US Coast Guard Academy in CT, and then collecting Catzilla from a VERY good friend and driving back to Florida with him.
The car was nearly "catjacked" on I85 outside Montgomery. He has a whole repertory of howls now, perfected over three miserable days.
I now live in a 3 bedroom 2 bath house. He lives under my son's bed.

And here is a picture of the four legged furry monster. He managed to mess up a lot of showings with his howling, spraying, and unpredictable attack cat instincts.
But he's here with me now, in Florida. Heh heh heh.

Well, as of this week we have hired a new agent and since yesterday have had 4 showings. We are now listed @ $425,000, and offering a 4% buyers agent commission. I am really thinking it might just be the bump in the commission that has increased our showings.
I know this sounds bad, but if this activity stays at this level I will be worn out! Our agent said Sunday night that there was interest from a showing that evening and it may be a lowball offer ($400,000) but we have not heard anything yet.
So, this new agent is starting out strong. We are feeling very good about this new change.
I will keep you posted.
