What improvement has the best pay off, why?
I think it depends on the house, but a good wide bathroom with working fixtures is high on my list. I don't need three shower heads and a sunken bathtub, but I also don't like an ancient toilet with a ring. I replaced the tile bathtub surface because of the ugly grouting with a preformed hard plastic shell surface sold by Sears. It was beautiful when it was installed and I didn't have to toothbrush the walls anymore.
